GENERAL MANAGER – PROJECTS QUALIFICATIONS: B. Tech Civil + MBA (Preferred)
EXPERIENCE: 17-18 Years of experience as a Project Manager having experience in handling entire
construction management lifecycle in Residential Real Estate.
KEY RESPONSIBILITIES: As a Project Head, you develop, track, and evaluate programs to help achieve goals and objectives. You may manage and administer a large and diverse team of professional, technical, support staff, and contractors, both directly and indirectly, through managers and supervisors. You also create and manage complex budgets and business plans for units relating to project development and implementation ensuring on time delivery of projects.
KEY RESPONSIBILITIES:
Responsible for supervision and management of overall project as per agreed design, project Plan, cost, organization compliance policy, QA/QC and EHS. Responsible to ensure all resources for the project are available as per plan to meet deadlines and to ensure quality and safety standards are maintained while achieving time and cost targets. Responsible for maintaining excellent working relations with contractors.
Ensure that the projects are progressing exactly in accordance with the targets set up as per plan.
Drive and own annual engineering plan for assigned project.
Ensure Governance on CPI and SPI. Monitor project through preset MSP schedule and track the same for any deviation and take corrective action.
Monitoring the progress of the projects based on parameters like Quality, Cost and time.
Prepare and submit MIS to the Project Coordinator on a periodic basis with regards to the Execution of the project.
Studying and empaneling various Structural Consultants, Contractors. Private & Confidential-For Internal Circulation Only.
Checking of GFC drawings received from the Architecture department.
Settlement of disputes, if any with the appointed contractors or PMCs.
Ensure all statutory compliances are maintained at site and followed by contractors.
Interpret drawings/ designs & ensure that these are accurately translated into execution
Ensure timely reporting of project progress or critical issues to regional and Corporate office and participate in all project review meetings.
Ensure project closure, providing virtual completion certificate to contractor’s and close all contracts at completion of project.
Escalate contractual issues in a time bound manner and seek solution from respective stake holders.
Managing the other allied activities for smooth functioning of Engineering & Planning division like:
o Approval of bills and timely payment to contractors. o Validating the Bill of Quantities and the rate analysis done.
